Loan programs we close
- Conventional — Fannie Mae and Freddie Mac. Owner-occupied, second home, investment.
- FHA — 3.5% down. Lower credit thresholds.
- VA — 0% down for eligible veterans, active duty, surviving spouses.
- USDA — Rural zero-down for eligible Florida and Massachusetts addresses.
- Jumbo — Above conforming county limits.
- DSCR — Investor loans qualified on the property's rent, not the borrower's W-2. Common for Reunion / Celebration / Volusia short-term rentals.
- Bank-Statement — Self-employed qualification using 12 or 24 months of business bank deposits.
- Down Payment Assistance — Florida Housing, Hometown Heroes, Volusia County ($75K cap), Osceola SHIP, Orange County DPA, City of Daytona Beach Affordable Home Ownership.

Novus Home Mortgage is federally licensed via NMLS. That means we close loans in every state, not just the four where our brokerage holds licenses. Out-of-state buyers who already have an agent are welcome — we handle financing only when that's what's needed.

When the buyer agent and the loan officer work at separate companies, every update goes through email. Closing dates slip. Underwriter conditions don't reach the listing agent until the day before close. When we list your house and finance the next purchase, both sides of the deal sit at the same desk.
